How to Buy a Home

Buying a home is a rewarding and life changing experience. If you're
willing to do some research it can also be a great investment.  We can
help you make your home purchase the next step in realizing an
important life goal - and maybe even save you some money in the
process.

How Much Can You Afford?

Know your financial situation before you start looking for a home. Our
loan officers at Citywide Mortgage can assist you in choosing the
right financing for your needs. Interest rates and closing costs are
just one part of the package.  Pre-approval with a lender means
sellers are more receptive to your offer. It's especially valuable in
a sellers market, or when there are many buyers competing for few
homes.

Find the Best

Hiring a professional real estate agent can make the home-buying
experience less stressful than if you try to represent yourself. Your
agent can assist you in the prequalification process, anwer all your
questions about neighborhoods, and coordinate the closing--all while
saving you time and money!

What Are You Looking For?

Make a list of features you must have (number of bedrooms) and a list
of features you'd like - for example. a pool. Keep in mind your home
should meet your current and future needs If your family grows larger
or smaller will it still work? To help find your ideal location, talk
to your real estate agent and use our search tools to find the best
rated neighborhoods and the community amenities you're interested in.

Review and Inspect

Don't overlook a home just because it has cosmetic problems that can
be easily fixed. Do be aware of more serious structural or mechanical
problems that may affect the cost of ownership and the liveability of
your new home. Before you purchase a home, have it thoroughly examined
by a professional home inspector. An inspection will give you peace of
mind and the option to remedy any problems before closing.

Making an Offer

Once you've found a home you like, it's time to make an offer. Price
is not the only consideration.  Everything is negotiable: from
inspections, to date of occupancy. Anything you feel is important
should be written into the contract to protect your interests. Be sure
to read your contract thoroughly. If you have questions, consult with
your real estate agent or real estate attorney before you sign.

The Closing

Be prepared to pay funds for any closing costs such as  property
taxes, insurance and other fees at your closing. Your closing agent or
escrow officer can give you a copy of the settlement statement so you
can review it and know what your closing costs will be. Prior to
closing, request a walk-through so you can re-inspect the property and
make sure it is in the condition you expect and is complete with any
personal property (such as drapes or appliances) noted in the contract.

It is important to have someone on your side who is keeping track of
all the details and looking out for your best interests, Buying a home
is one of the most important financial decisions you will make. Let us
help you make this a rewarding experience.
